FAA Greenlights 301-Foot-Tall Residential Tower For Civica Center Phase II In Miami

The Congress Group and Taurus Investment Holdings, LLC, Boston-based developers, have secured Federal Aviation Administration (FAA) approval for Civica Center Phase II, a 27-story residential tower set to rise at 1050 Northwest 14th Street in Miami’s Allapattah neighborhood. The 301-foot-tall structure is designed by CUBE3 Architects, with Kimley-Horn serving as the civil engineer and landscape architect.

The granted building permits will enable the structure to reach 301 feet above ground level or 310 feet above mean sea level. According to the FAA, the proposed structure does not surpass obstruction standards and will not pose a hazard to air navigation, provided certain conditions are met.

Originally conceived as a 22-story office tower, the Civica Center Phase II plans underwent substantial modifications after submission to Miami’s Urban Development Review Board in December 2022. The initial blueprint aimed to replace an existing surface-level parking lot behind the first phase with an office tower, offering a generous 731,472 square feet of space. However, the developers recalibrated their approach in response to market trends and the escalating demand for residential housing in Miami.

The revised plans for Civica Center Phase II now include 342 residential units, offering a variety of floor plans from compact studios to spacious two-bedroom apartments ranging from 552 to 1,240 square feet. The development will also incorporate seven parking levels, providing space for up to 584 vehicles. The 27-story tower’s design sports a harmonious fusion of white stucco, glass, and architectural elements adorned with eye-catching gold alucobond panels. The site is conveniently located, bordered by Northwest 14th Street to the north, State Road 836 to the south, Northwest 10th Avenue to the east, and Northwest Highland Road to the west.

    The design looks pretty boring.

    It doesn’t matter that the design is boring, or that it’s next to the Xwy.It will hum in the background and be ignored by drivers. The important thing is that it’s within walking distance of thousands of jobs.
