ANF Group, Inc. (ANF), a South Florida construction firm providing construction management, general contracting, development, and design-build services, celebrated the topping out of Sol Vista, a 227-unit affordable senior community designed by Burgos Lanza & Associates and co-developed by MRK Partners and Cypress Equity Investments located at 11251 Caribbean Boulevard in Cutler Bay, Miami-Dade County.
ANF shared a recent aerial photo of the ongoing construction progress of Sol Vista with YIMBY. The image reveals the topped-out residential superstructure, with the erection of parapet walls currently underway, and the parking garage now beginning to take shape.
“We are excited to commemorate this meaningful construction milestone that celebrates the successful completion of the project’s structural phase without any safety incident,” said Tony Fernandez, Project Executive of ANF Group. “We are grateful to our project team and industry partners for this achievement and look forward to ultimately bringing much-needed quality housing to low-income seniors.”
Sol Vista comprises one 3-story parking garage and one 8-story residential building featuring 227 mainly one-bedroom apartment homes. Unit amenities include energy-efficient devices and appliances, optional in-unit laundry, central air conditioning, and balconies for select units. Building amenities include on-site management, a fitness center, a community room, an outdoor patio on the fifth floor, surveillance cameras, secured building access, and common-area Wi-Fi. The community space aims to foster gathering and socialization for the senior population, promoting an active aging lifestyle and community engagement. The garage will also feature EV chargers to support the growing popularity of electric vehicles in the future.
The developers collaborated with the Housing Finance Authority of Miami-Dade County, the Florida Housing Finance Corporation, R4 Capital, LLC, and R4 Capital Funding to develop new affordable housing in Miami-Dade County. The project directly addresses the County’s housing shortage by creating affordable units for low-income seniors, enabling more residents to age in place with affordable rents. Sol Vista’s affordability will be maintained for 30+ years thanks to a new regulatory agreement on the property.
All apartments will be reserved for those aged 62 and older earning no more than 60% of the Area Median Income (AMI), approximately $43,380 for one-person households or $49,560 for two-person households. The project is set for completion in 2024.
