Atlantica at Town Center in Davenport, Florida, has finished construction on the complex’s first phase. The community currently offers 360 units, ranging from one-bedroom to three-bedroom floorplans spread across 14 three- and four-story buildings. It also offers homes measuring 683 square feet to 1,435 square feet––some of the largest apartments in the region.
Now, per Multi-Housing News, developers Sovereign Properties and Invest Capital Group have plans for a second phase. Sources indicate that the addition will comprise 352 apartments, with completion scheduled for late 2024.
The complex already offers some of the biggest apartments in the area.
Regarding the 352 apartments, Invest Capital shares “future residents will enjoy luxury living and top-of-the-line amenities while being minutes from Walt Disney World and Downtown Orlando.”
The second phase may feature many of the same communal amenities that the first phase does, including a swimming pool, fitness center, dog park, and more. Apartments.com suggests that rent for the complex could range between $1,575 to $2,435 a month, although this could change given market demand.

The reason for the expansion is simple: there’s high demand for housing in Polk County. As of September 2023, Atlantica at Town Center’s first phase was 60 percent leased.
