North Bay Village Unanimously Approves Riviera Horizons’ 26-Story Waterfront Condo Project

North Bay Village has given the green light to Miami-based Riviera Horizons for a 26-story condominium development designed by Revuelta Architecture International. In a unanimous decision, the Village Commission approved the project on a 0.77-acre property at 7938 and 7940 West Drive on September 29. The proposed development is set to feature a collection of 70 luxurious condominiums, each designed as corner units to offer captivating waterfront views. These residences will range from a comfortable 2,000 square feet with two bedrooms to a sprawling 6,850 square feet with four bedrooms. The larger units will boast private roof terraces with pools and hot tubs.

The building’s design incorporates an array of amenities, with an amenity deck atop the parking garage. Residents can access a kids’ room, library, co-working space, lounge, and movie room. Further enhancing the opulent lifestyle, an additional amenity deck on the rooftop will feature a pool, gym, and spa for residents’ relaxation and enjoyment.

The developer acquired this prime property in 2021 for $4.48 million through its affiliate, 7940 NBV Partners LLC. The development site is situated on the western frontage of West Drive, just off the 79th Street Causeway between Miami and Miami Beach. To the north, the property is adjacent to the Moda North Bay Village Apartments, while to the south, it borders the Space 01 Condominium.

Mikael Hamaoui, CEO of Riviera Horizons, expressed his enthusiasm, saying, “We are thrilled to have site-plan approval on our project in North Bay Village and plan to bring an ultra-luxury condominium to the community. It has such a strong force of developers like Continuum Company, Shoma Group, and Sunbeam behind the upcoming projects that I know our project will be joining what will be one of the most desirable areas to live in Miami.”

Riviera Horizons is set to break ground in the fourth quarter of 2024. Amenities and features will be shared when the project’s name is announced in the coming months.

  1. These will be expensive condos. Maybe $2.5 million on up? But NBV is very low rent. Dumpy. Ugly stores.

    Looks like it’s all raised up ready for the ocean to rise around it
    The only thing missing is docks for boats!

    Why is it that they have no problem putting in new residential buildings when buildings on S. Treasure Dr. that have been here for ever and have paid many assessments been ignored for years???
