In January 2023, International Money Express (also known as Intermex) announced plans to locate its offices to a larger space in Dadeland. Now, Saber Real Estate Advisors has proposed a new project for Intermex’s 1.49-acre former location.
The site plan reveals a building comprising more than 294,000 square feet of new construction, offering 373 residential units that would measure 500 to 1,200 square feet. Homes would comprise studios to two-bedroom units.
InterMex is freeing up the space to move to another location in Dadeland.
Communal amenities would include an eighth-floor amenity deck and swimming pool. Aside from the residences, the unnamed venture would offer 3,600 square feet of retail and 464 parking spots.
Modis Architects is the architect. A representative from Bowman Consulting Group is representing the developer’s application. If approved, the general contractor would have to demolish a 32,218-square-foot building that was constructed in 1994. The mixed-use venture could take place at 9480 S. Dixie Highway, Miami, Florida, 33156, in Miami-Dade County.

The unnamed development marks two trends happening in the South Florida real estate sphere. The first is that the demand for housing in Miami-Dade remains high, necessitating more proposals for residential housing. The second is that the unnamed proposal at 9480 S. Dixie Highway will be close to the Dadeland South Metrorail Station, joining other emerging public transit-friendly communities in the region.
