Residential Complex IQ Lofts Rudy Proposed for 2530 and 2540 N.E. 192nd Street, Miami, Florida

IQ Concept Developments has proposed an 11-story residential building in Miami’s Ojus neighborhood. IQ Lofts Rudy would offer 90 apartments, measuring 702 square feet to 1,862 square feet each.

Future residents would have the option of choosing from one-bedroom to four-bedroom floorplans. Samir Dichy of IQ Concept Developments told sources that the above-average apartment sizes target families with children.

Developers have proposed a similar 10-story venture (pictured above) in Miami.

Communal amenities at IQ Lofts Rudy would include a fitness center, co-working space, game room, and third-floor swimming pool. What sets the IQ Concept banner apart from other residences in the area include its reliance on an app. Here, residents make requests, pay rent, and order services (such as laundry) through this platform.

Miami-based Kirk Weng Architects is the designer. Conceptual renderings show a high-rise community with a wavy façade––an homage to the nearby ocean. If approved by city officials, construction on IQ Lofts Rudy would start in the second half of 2024, reaching completion 18 months later.

The community would rest on a .66-acre plot.

This isn’t the only IQ Lofts project unfolding in South Florida. Right now, IQ Concept Developments hopes to get approval for a similar project on 182nd Terrace in Miami. The project would offer workforce housing units and measure 10 stories.
