The Aileron Set for 2024 Construction at 90 S. Bryan Road, Dania Beach, Florida

A 2.91-acre parcel across from Spirit Airlines’ headquarters will soon find new life as The Aileron, a residential housing complex. The project calls for two 15-story towers to be developed in two phases. Both will have 380 units.

The community will offer studios to three-bedroom homes, measuring 627 square feet to 2,222 square feet each. Our sources indicate that communal amenities will include a fitness center, two swimming pools, a yoga studio, a rooftop bar, and more.

Upon full buildout, there will be 700 parking spots. LYND and Dania Beach Marina Corp. are the two developers. Multi-Housing News notes that the pair refinanced the parcel for $12 million. Previously, The Aileron was called the Waves Dania Beach, and Florida YIMBY reported on this last year. Yet, the name changed after LYND joined Lally, the original landowner, as the development partner, per citybiz.

Kast Construction is the general contractor. It intends to break ground on the project in the third quarter of 2024. Nichols Brosch Wurst & Wolfe is the architect. Conceptual renderings show a high-rise tower with a mostly glass exterior. The Aileron is planned for 90 S. Bryan Road, Dania Beach, Florida, 33004, in Broward County.
