13th Floor Investments Proposes 340-Unit Boca Village for 680 W. Yamato Road, Boca Raton, FL

A vacant 17.24-acre site in Boca Raton could find new life as a residential housing development. 13th Floor Investments has proposed Boca Village, an eight-story building requiring 414,566 square feet of new construction.

The venture could offer 340 apartments, ranging from 500 to 1,488 square feet. Layout plans include studios to three-bedroom apartments, offering modern appliances and various amenities. Per the South Florida Business Journal, the complex will host 8,023 square feet of indoor amenities, along with an outdoor courtyard and swimming pool.

The venture could offer more than 300 apartments.

In addition to the housing, Boca Village would comprise close to 30,000 square feet of ground floor commercial space, along with 689 parking spots. Of those spaces, 35 will be designated for electric cars.

As noted, 13th Floor Investments is the developer. The Miami-based organization has been part of a huge movement to build housing development close to public transit stations. Boca Village’s build site was formerly a parking lot across from the Tri-Rail station.

The complex would occupy a former parking lot.

Corwil Architects is the architect. Our sources indicate that the Coral Gables-based firm presently has 39 active projects in its pipeline. Boca Village could soon unfold at 680 W. Yamato Road, Boca Raton, FL, 33431, in Palm Beach County.

  1. Actually, the site is currently a vacant lot that was supposed to be the Tri-Rail station’s “transit village” mired in corruption. It looks like this proposal is riding the coattails of the former IBM compound’s parking lot redevelopment scheme.
