Elmington Capital Group, a Nashville-based developer, hopes to get approval for an affordable housing complex in Central Florida. The proposal involves boosting the site plan’s housing density from 97 to 131.
It will go before Orlando’s municipality planning board next week. It calls for 131 residences on a 4.63-acre site, with layout plans ranging from one-bedroom to three-bedroom units.
Residency would be available for those making 30 to 80 percent of the area median income, which, at the time of publication, was $84,700 for a household. Construction would require the demolition of a 4,142-square-foot office building.
The 131-unit housing complex isn’t the only venture that Elimington Capital Group has in its pipeline right now. Per the Orlando Business Journal, it’s also proposed a 200-unit complex near Orlando International Airport.
It submitted the proposal under the Live Local Act, which would allow for a housing density boost. Comprising two four-story buildings, ECG Santa Rosa would rest on an 8.84-acre build site and offer one-bedroom to three-bedroom apartments.
Florida YIMBY reported on this development in September 2023. If Elmington Capital Group can secure approval, the 131-unit complex would occupy 10 and 30 S. Ivey Lane, Orlando, Florida, 32811, in Orange County.
