A permit application for vertical construction has been filed for EDITION Residences, a 56-story bayfront luxury condominium building poised to rise at 2121 North Bayshore Drive in Edgewater, Miami. Designed by Arquitectonica and featuring acclaimed interiors by Studio Munge, the striking 649-foot-tall sleek glass tower will house bespoke condominium units and will boast over 800 linear feet of bay frontage, embodying the distinctive quality of design, services, and amenities synonymous with the EDITION brand. TRD BISCAYNE LLC, an affiliate of Two Roads Development, is named the applicant, with Coastal Construction as the general contractor.
The vertical construction permit application was submitted on December 5. This followed an initial permit application made in May, which had since expired. The latest filing reveals updated plans for the building, including 750,147 square feet spread across 187 residential units through levels 3 – 6 and 9 – 56, a 13-level parking garage spanning 453,127 square feet, and an additional 3,500 square feet designated for office use on the second floor. The new construction is set to span 1,206,774 square feet, with the estimated hard construction costs amounting to $215,750,000.
Residences will vary from one-bedroom-plus-den to four-bedroom floor plans, ranging in size from 1,952 to 3,864 square feet, with prices starting at $1.7 million. They will offer unparalleled personalization, privacy, and comfort, allowing residents to tailor key elements of their homes with EDITION’s expertise. Each residence will feature a private foyer and elevator entry, high-quality finishes and fixtures, floor-to-ceiling glass windows and doors, ceiling heights of 10 to 14 feet, and custom European-style cabinetry. Emphasizing indoor-outdoor living, the spacious terraces will provide unobstructed views of Biscayne Bay and the Atlantic Ocean.
Amenities will include over 45,000 square feet of space, managed by EDITION, featuring two resort-style pools with private cabanas, a state-of-the-art fitness facility with private training studios, yoga and spinning areas, and a comprehensive spa program. Residents will enjoy a club lounge, library, private screening room, dog spa and park, children’s play area, and kids club. Additionally, the property will offer six Guest Suites for residents to reserve for their guests.
Construction was initially slated to begin last summer. Separate applications are being processed for a total demolition permit for an older condo building on the site and a seawall permit. YIMBY now forecasts construction will commence sometime in 2024, with the project expected to take approximately 36 months to complete.
