Oak Row Equities has broken ground on 2600 Biscayne Boulevard, a 41-story tower in Miami’s Edgewater neighborhood that will offer a mix of multifamily residences and office spaces. Coastal Construction Group is tasked as the project’s general contractor. The design is spearheaded by the internationally acclaimed architecture firm Arquitectonica, with interiors by Portland-based Vida. The building’s design will incorporate an original public artwork by artist Derrick Adams. The project has successfully pre-leased half of its commercial space and has obtained a construction loan of $181 million from Bank OZK, reflecting the project’s significant scale within South Florida’s real estate landscape.

Naftali Group has officially broken ground on JEM Private Residences, a 67-story condominium development located at 1016 Northeast 2nd Avenue in Miami Worldcenter. Designed by the Miami-based architecture firm Arquitectonica and the New York City-based interior design firm Rockwell Group, the building will rise over 700 feet and feature 259 condo units on the upper levels, 530 multi-family units on the lower levels, ground-floor commercial space, and 591 parking spaces. The development has swiftly moved from market entry to construction commencement in under five months, establishing a record pace for South Florida. This marks a significant milestone in Naftali Group’s expansion into Florida, as JEM Private Residences aims to set a new standard for quality in the region. OneWorld Properties is the exclusive brokerage, with Coastal Construction as the general contractor. DeSimone Consulting Engineering is the structural engineer, and MG Engineering D.P.C. is the MEP engineer.

Oak Row Equities has closed on a $181M construction loan from Bank OZK for 2600 Biscayne Boulevard, a 41-story Class AAA office and multifamily tower in Miami’s rapidly-maturing Edgewater submarket. This transaction is one of the largest mixed-used construction loans to close in South Florida in the past year. Newmark’s Dustin Stolly, Jordan Roeschlaub, Chris Kramer, and Daniel Matz arranged the financing. Remarkably, 50% of 2600 Biscayne’s office and retail space was pre-leased before breaking ground, marking it as one of Miami’s most pre-leased new construction office buildings.

NW MIAMI OWNER LLC is listed as the owner of the property and applicant for construction permits, and Coastal Construction is the general contractor.

Designed by MSA Architects with interiors by One Line Design Studio and developed by Lincoln Property Company, the mixed-use development will consist of 391 apartment units within an eight-story residential tower, complemented by two courtyards, numerous retail spaces, and grand lobbies on the ground levels. The amenities include a pool, gym, cabanas, and sky lounge for residents’ use on the top floor. The building will also feature a parking garage with a connecting bridge to the Doral City Place complex.
