SG Holdings, a partnership among Swerdlow Group, SJM Partners, and Alben Duffie, has completed the housing component of Sawyer’s Walk at 249 Northwest 6th Street in Overtown, marking it as the largest affordable senior living community in the US within the last decade. The mixed-use development includes 1.5 million square feet of space, featuring 578 residential units for low-income seniors, 175,000 square feet for retailers, a 25,000-square-foot public plaza, and 130,000 square feet of office space for MSC Group’s North American cruise division headquarters.
Sawyer’s Walk began construction in June 2021. This public-private partnership involved the City of Miami’s Southeast Overtown/Park West Community Redevelopment Agency (CRA), Miami-Dade County’s Department of Public Housing and Community Development (PHCD), County Mayor Daniella Levine Cava, City of Miami Mayor Francis Suarez, City Commissioner Christine King, and Miami-Dade County Commissioner Keon Hardemon. The project was designed by Arquitectonica and constructed by Coastal Construction.
“We’re pleased to announce the highly anticipated opening of nearly 600 residences at Sawyer’s Walk, a tremendous milestone for the city that will help meet the need for quality housing for low-income seniors in our community,” said Michael Swerdlow, Managing Partner of SG Holdings. “We are grateful to our partners, including the City of Miami and Miami-Dade County, for making this transformative development a reality as we continue to support efforts to increase the affordable housing stock in the region through responsible development.”
The development’s upper floors feature 578 apartment units for seniors earning at or below 60 percent of the area median income. The apartments include studios, one-bedroom, and two-bedroom apartments with modern kitchens and bathrooms. Amenities include a rooftop pool, sun deck, fitness center, clubhouse, and entertainment center.
The retail component of Sawyer’s Walk, set to open in Fall 2024, will include a 50,000-square-foot Target, a 25,000-square-foot Aldi, and new locations for Ross Dress for Less, Five Below, Burlington, and Tropical Smoothie Cafe. The public plaza will feature art murals, outdoor seating, a children’s playground, and a dog park. The property will offer nearly 1,000 parking spaces and access to public transit options, including Metrorail, Metromover, and Brightline.
Located alongside I-95 and adjacent to Downtown Miami’s Central Business District, Sawyer’s Walk is near Brightline’s Miami Central station, Miami Worldcenter, the Historic Lyric Theatre, Government Center, and Miami Dade College’s Wolfson Campus.
