Developers complete residential component for Sawyer’s Walk at 249 NW 6th Street in Overtown, Miami

SG Holdings, a partnership among Swerdlow Group, SJM Partners, and Alben Duffie, has completed the housing component of Sawyer’s Walk at Located at 249 Northwest 6th Street in Overtown, marking it as the largest affordable senior living community in the US within the last decade. The mixed-use development includes 1.5 million square feet of space, featuring 578 residential units for low-income seniors, 175,000 square feet for retailers, a 25,000-square-foot public plaza, and 130,000 square feet of office space for MSC Group’s North American cruise division headquarters.

Developed by AARE Sunbelt, an affiliate of Adam America Real Estate, and JW Capital Management, the project is located at 700 Southwest 107th Avenue in the University City district. Coastal Construction Group served as the general contractor, and Niles Bolton Associates is the architect.

Construction has topped off on Selene Oceanfront Residences, a 26-story dual-tower condominium at 151 North Seabreeze Boulevard in Fort Lauderdale Beach. Designed by Kobi Karp Architects, with interiors by ID & Design International and developed by Kolter Urban, the 194-unit condominium development will offer panoramic views of the Atlantic Ocean, Intracoastal, and city skyline. Coastal Construction is the general contractor for the project, which is scheduled for completion in Q2 2025.

Oak Row Equities has broken ground on 2600 Biscayne Boulevard, a 41-story tower in Miami’s Edgewater neighborhood that will offer a mix of multifamily residences and office spaces. Coastal Construction Group is tasked as the project’s general contractor. The design is spearheaded by the internationally acclaimed architecture firm Arquitectonica, with interiors by Portland-based Vida. The building’s design will incorporate an original public artwork by artist Derrick Adams. The project has successfully pre-leased half of its commercial space and has obtained a construction loan of $181 million from Bank OZK, reflecting the project’s significant scale within South Florida’s real estate landscape.

Designed by the Miami-based architecture firm Arquitectonica and the New York City-based interior design firm Rockwell Group, the building will rise over 700 feet and feature 259 condo units on the upper levels, 530 multi-family units on the lower levels, ground-floor commercial space, and 591 parking spaces. The development has swiftly moved from market entry to construction commencement in under five months, establishing a record pace for South Florida. This marks a significant milestone in Naftali Group’s expansion into Florida, as JEM Private Residences aims to set a new standard for quality in the region. OneWorld Properties is the exclusive brokerage, with Coastal Construction as the general contractor. DeSimone Consulting Engineering is the structural engineer, and MG Engineering D.P.C. is the MEP engineer.

This transaction is one of the largest mixed-used construction loans to close in South Florida in the past year. Newmark’s Dustin Stolly, Jordan Roeschlaub, Chris Kramer, and Daniel Matz arranged the financing. Remarkably, 50% of 2600 Biscayne’s office and retail space was pre-leased before breaking ground, marking it as one of Miami’s most pre-leased new construction office buildings.
