Ellison Construction recently announced a significant milestone in the construction of The Nolen, one of the newest condominium towers in downtown St. Petersburg. The project has topped out, marking the completion of its highest structural point. The 23-story condo tower at 126 4th Avenue Northeast is a joint venture between Tampa-based DDA Development and St. Pete-based Backstreets Capital. Spearheaded by Bowen Arnold and John Schilling of DDA Development and Will Conroy of Backstreets Capital, this project is a notable addition to St. Petersburg’s skyline.
The groundbreaking for The Nolen occurred in October 2022, and the project has progressed steadily since then. Standing at 288 feet, the tower is ranked among the top ten tallest buildings in the city. Recently, Ellison Construction shared a video on their Instagram account highlighting the events of the topping-off ceremony.
A unique aspect of the tower’s construction was marked by a ceremonial tree raising, a tradition that celebrates reaching the highest point of a building. Despite its impressive height, The Nolen will house only 31 residences. Over 80% of The Nolen’s residences have already been sold, with prices for the remaining half-floor units starting at $2.4 million. Smith & Associates Real Estate is exclusively handling sales.
The Nolen boasts a range of luxury amenities, including dramatic 21-foot arched windows in the grand lobby, a stone-clad entry façade, private parking, an on-site concierge, a heated pool with a sun shelf and spa, multiple fire pits, a state-of-the-art fitness center, and The Salon, a private residential lounge. The tower also offers 1,260 square feet of ground-floor retail space, although a tenant for this space has yet to be announced.
Contributions to The Nolen beyond the developers include Tim Clemmons of PLACE Architecture as the architect, Melissa Kelly Design Studio for interior design, Amber Brinkley at Kippen Communications for public relations, and Clear ph for website and branding services. The project is slated for completion in 2024, promising to be a significant addition to St. Petersburg’s architectural landscape.
