Developer Proposes 161-Unit Community for 5642 W. State Road 46, Sanford, Florida

A North Palm Beach-based developer has proposed an age-restricted residential community in Sanford, FL. AgeWell Solvere Living will comprise 185,000 square feet of new construction, offering 161 units in a four-story building.

Communal amenities include a dog park, swimming pool, residents-only clubhouse, and pickleball courts. It’ll also have a courtyard located atop the parking garage. If county officials approve the multi-million-dollar project, it will rest on a 7.67-acre plot. Google Earth’s renderings show that the build site is currently undeveloped.

The venture could unfold on a vacant parcel in Seminole County.

Per the Orlando Business Journal, the community will be under the Sonata Senior Living brand. It was the mind behind Sonata Lake Mary, a similar housing development offering 193 units in a 250,000-square-foot complex. That venture opened in 2023.

At large, the Sonata Senior Living brand has 13 assisted living and memory care facilities throughout Florida. AgeWell Solvere Living in Sanford has one primary goal: to offer accessible housing to active seniors living near and in Seminole County.

The community could be located at 5642 W. State Road 46, Sanford, Florida, 32771, in Seminole County. If the venture comes to fruition, it’ll be located at the mouth of State Road 46, west of Interstate 4.
