Naranja Grand Starts First Phase of Construction In Leisure City, Miami-Dade County

In 2022, Housing Trust Group (HTC) proposed Naranja Grand, a two-building affordable housing complex in Miami-Dade County. Now, nearly two years after the initial proposal, the general contractor has broken ground on the first phase.

The 117,000-square-foot apartment complex will offer 120 residences reserved for adults 55 years and older. Residency would be reserved for those making 30 percent to 70 percent of the area median income, and rent would range from $580 to $1,625 a month.

At full completion, Naranja Grand will feature two phases and more than 200 homes.

The apartments themselves include one-bedroom and two-bedroom floorplans. Communal amenities include a community center, fitness center, and various outdoor recreational areas. This phase of Naranja Grand does not include a swimming pool.

Gomez Construction is the general contractor. The Miami-based firm hopes to finish construction by spring 2025. The complex could have a second phase that would yield 200 additional apartments in the future.

ATL Architecture designed the complex. Naranja Grand will rest on a 5.3-acre build site. Renderings from Google Earth suggest that the site was previously vacant before the start of construction.

Our sources indicate that the community will be located at the southwest corner of Southwest 280th Street/Waldin Drive and Southwest 147th Avenue in Leisure City.
