Construction Permit Application Filed For 61-Story ‘Brickell Gateway’ At 90 SW 8th Street In Brickell

A construction permit application for the 61-story Brickell Gateway, a mixed-use development located at 90 Southwest 8th Street in Brickell, has been submitted to Miami-Dade County. Designed by Corwil Architects and developed through a joint venture between Gazit Horizons and Atlantic Pacific Companies, this project is among the first to advance to the construction permitting phase under Miami-Dade County’s Rapid Transit Zoning scheme. This initiative encourages higher-density construction in proximity to mass transit hubs.

As reported by The Next Miami earlier this month, the permit application, filed on December 26, is currently under review. The project is set to cover 933,209 square feet with an estimated value of $150 million, and the total permitting fees are calculated to be around $106,611.31.

Plans show that Brickell Gateway will comprise 504 multifamily residential units, ranging from efficient studios to expansive three-bedroom apartments. The sizes of these units will vary from 493 to 1,328 square feet, while the tower’s ground level is also designated for 18,287 square feet of retail space.

The development will also include internalized parking facilities capable of accommodating 344 vehicles, catering to the needs of residents and visitors alike. A host of rooftop amenities further enriches the residential experience. These include a pool deck complemented by covered terraces, grilling spots, and inviting dining areas, offering residents a luxurious and well-rounded living experience.

The tower has received approval from the Federal Aviation Administration (FAA) for a permanent height of 761 feet above ground level or 772 feet above sea level. This approval positions Brickell Gateway as a notable addition to Miami’s skyline, reflecting the city’s ongoing urban development and architectural innovation. Witkin Hults + Partners is responsible for landscape architecture, and Kimley-Horn is the civil engineer.

BG Group LLC finalized the demolition work for the former structure that once occupied the 0.49-acre development site at the southeast corner of Southwest 8th Street and Southwest 1st Avenue in late 2022.
