Newgard Development Group Unveils Plans For 40-Story, 384-Unit Natiivo Fort Lauderdale

Miami-based Newgard Development Group has unveiled plans for Natiivo Fort Lauderdale, a 40-story resort condominium at 200 West Broward Boulevard. Occupying a prime 1.08-acre site in downtown Fort Lauderdale, the project is designed by the renowned Arquitectonica, with interiors by ID & Design International. It will feature 384 fully finished and furnished residences, ranging from 500 to 1,200 square feet, marking it as Fort Lauderdale’s first resort condominium property specifically designed, built, and licensed for short-term rentals. Cervera Real Estate has been appointed as the exclusive sales and marketing representative for Natiivo Fort Lauderdale, with unit prices reportedly ranging from the $500,000s to $1.5 million. The project is expected to be completed in 2028.

Led by Harvey Hernandez, Newgard Development Group aims to transform Fort Lauderdale’s real estate market by redefining flexible ownership and short-term rentals. The Natiivo brand, which promotes owning and traveling like a native, offers a unique approach to property ownership. Newgard has previously pioneered Natiivo-branded projects, becoming the first in the nation to design and license properties specifically for short-term rental use. This achievement establishes Newgard as a leader in the industry, marking the beginning of a new era in Fort Lauderdale with a focus on innovative and progressive ownership models.

Situated just steps from the Brightline Fort Lauderdale station, Natiivo Fort Lauderdale will feature a variety of resort condominiums, including studio, one-, two-, and three-bedroom units with modern, open-concept floor plans. The condominiums will boast floor-to-ceiling doors and windows with impact-resistant glass, spacious balconies, lockable owner closets, walk-in closets, full-size washers and dryers, smart home technology, European-style kitchen cabinets with contemporary hardware, elegant quartz countertops in kitchens and bathrooms, and keyless entry locks.

Natiivo Fort Lauderdale will also offer a comprehensive array of amenities, such as “The Splash,” a rooftop pool; “The Social,” a club room and lounge; “The Fit,” a fitness center with a spa area, and “The Dine,” a signature restaurant on the ground floor. The development will include additional space on the ground floor to complement the neighborhood, featuring various selected restaurants.

Owners and guests will have access to hotel services, and owners will have the option to participate in a flexible hotel program for renting their units through Natiivo. The project is conveniently located a short drive from Fort Lauderdale’s renowned beaches and the Las Olas Boulevard retail and restaurant district. The arts and cultural district, including the Broward Center for the Performing Arts and the Museum of Discovery and Science, is within walking distance.

Over the past 25 years, Newgard has developed a dozen condominium projects in South Florida and beyond.   2. Yea! Good use of space and nice looking building for downtown. Parking looks like it’s hidden and the building meets the ground well. Happy to see higher quality looking buildings coming to Fort Lauderdale.

  3. Great stuff. Just get the bike infrastructure developed in town as automobiles are getting tedious because of congestion
