Developers Propose ‘Aventana’ for 19640 Harriet Tubman Highway (formerly West Dixie Highway), Miami, FL

Ram Realty Services and Pinnacle Communities have filed a pre-application for Aventana, a 16-story residential tower in Miami’s Ojus district.

The 354,238-square-foot building would offer 344 apartments––about 34 will be set aside as workforce housing. At least 17 would be designated for those making up to 110 percent of the area median income (AMI).

The original plan called for a complex that would measure 15 and 11 stories.

Plans call for a dog wash and co-working space on the ground floor. The fifth-floor amenity deck would offer a dining room, swimming pool, gym, and golf simulator.

Ram Realty Services and Pinnacle Communities are working through affiliate 19640 WDH LLC on Aventana. This isn’t the first time the duo has proposed a residential project for the 2.62-acre site (purchased for $15.4 million two years ago).

The developers purchased the vacant build site in 2022.

In January 2022, they proposed a 400,000-square-foot tower comprising 285 apartments. It would measure 15 stories facing the highway, then taper 11 stories facing Northeast 26th Avenue. Original plans involved reserving 12.5 percent of the homes (about 35) for those making 110 percent of the AMI which, at the time, was $51,347.

Today, the AMI is $74,700, a 45 percent jump. Attorney Edward Marto is representing the application for Aventana. Baker Barrios Architects designed the tower. Aventana could get approval for the site at 19640 Harriet Tubman Highway (formerly West Dixie Highway), Miami, FL, 33180, in Miami-Dade County.
