Sitework to Start on 81-Unit ‘Clearwater Gardens’ in Clearwater, Florida

Miami-based Archway Partners has closed on a site where it plans to build Clearwater Gardens. The affordable housing development will comprise 81 units: thirty one-bedroom units and 51 two-bedroom units.

Our sources indicate they will measure 615 to 930 square feet, with residency reserved for occupants earning 30 percent to 80 percent of the area median income. Data from the City of St. Petersburg reports that a one-person household must earn $20,070 to $53,520 to qualify for residency.

The 81-unit complex will finish construction in 2025.

Communal amenities at Clearwater Gardens feature a community garden, children’s playground, fitness center, and two-story parking garage. Site work and vertical construction is expected to start on the development within the coming weeks. It’s expected to last 15 or 16 months, per St. Pete Rising. Completion is slated for late 2025.

Clearwater Gardens isn’t the only project Archway Partners has in the works. Recently, we reported on Flats on 4th, another affordable housing community in St. Petersburg. The $37.5 million project will offer 80 units in a four-story building. Archway Partners is also managing Seminole Square Apartments, a 96-unit venture.

The complex will occupy 2.3 acres.

Clearwater Gardens will soon unfold at 1273 and 1277 Grove Street and 1260 Cleveland Street in Clearwater, Florida.
