Our sources point to a 321,330-square-foot mixed-use venture in Miami’s Goulds neighborhood. The proposed Valencia Tower would measure 15 stories above grade, featuring 159 apartments, with 25 percent (about 40) reserved as workforce housing.
The Real Deal reports that to qualify as workforce housing in Miami-Dade County, homes would be targeted at those earning 40 percent to 120 percent of the area median income (AMI). The county’s AMI is $79,400 a year.
The South Florida Business Journal indicates that floorplans would span one-bedroom to three-bedroom layouts, with square footage ranging from 630 to 1,200 square feet each. communal amenities at Valencia Tower include a third-floor swimming pool deck. Aside from the residential aspect, Valenica Tower would offer 1,600 square feet of retail, along with 179 parking spots (1.126 per unit).
Miami-based Double C Design is the architect. Taurus Development is the developer. The firm also has plans for an eight-story, 28-unit apartment building, also located in the Goulds neighborhood. Florida YIMBY reported on this venture last month.
Currently, Valencia Tower is in its infancy, with the developer filing a pre-application. This phase allows developers to get feedback from community members. If brought to fruition, Valencia Tower would be located at 11888 SW 220th St, Miami, FL, 33170, in Miami-Dade County.
