An affiliate of Miami-based Resia is seeking approval for a multi-family housing development from North Miami City Officials. The North Towne apartments would comprise five, 12-story buildings, offering a grand total of 1,296 residences at full buildout.
Per the South Florida Business Journal, the one-bedroom to three-bedroom units would span 626 to 1,041 square feet each. Proposed communal amenities include three swimming pools, three clubhouses, and more than 1,700 parking spots (about 1.3 per unit).
If greenlit by city officials, construction could start on the initial phase in the first quarter of 2025. The venture’s website suggests that this would involve the construction of two 12-story buildings with 468 residences.
Upon completion, the North Towne apartments would measure 575,000 square feet, offering “an urban feel” that comes with a walkable city. North Towne Phase I LLC, Resia’s affiliate, purchased the 17.9-acre property for $57 million in May 2022, about $3.2 million an acre.
The North Towne apartments would occupy 13.05 acres of that larger site. Our sources indicate that the remaining acreage is earmarked for various commercial and educational ventures, but Resia has yet to file official plans.
The 1,296-unit venture could start construction next year at 15780 W. Dixie Highway, North Miami, FL, 33162, in Miami-Dade County.
