Flex Capital Group hopes to get approval for a 20-story tower in North Miami. The venture would offer 76 apartments, spanning the building’s 14th to 20th floors.
The South Florida Business Journal reports that plans also call for 139 hotel rooms, beginning on the eighth floor and ending on the 14th. Our sources indicate that the developer hasn’t yet selected a hotel brand.
Both residents and visitors would share various communal amenities, including a ninth-floor swimming pool and amenity deck. There would also be 3,700 square feet of retail and 273 parking spots—54 of which would be for the possible Brightline passenger rail station next door.
Upon completion, the unnamed venture would require 290,442 square feet of new construction. Miami-based Flex Capital Group currently has the 0.51-acre parcel under contract from Shani Management. If the 20-story tower gets approval, developers will demolish a small automotive building that’s currently on the build site.
Local architect Zyscovich Architects designed the tower. Recently, Florida YIMBY reported on another project in the Miami-based architect’s pipeline: Ponce Park Residences, an architecturally significant mixed-use development in Coral Gables.
Flex Capital Group’s venture was proposed for 1401 N.E. 123rd Street, North Miami, FL, 33161, in Miami-Dade County.
