Miami-based Lennar Corp’s has many projects in the works. Here are two townhome developments in store for its South Florida market.
The firm has launched sales for Magnolia at Pembroke Park, a boutique single-family housing development. At full buildout, the venture will comprise 48 townhomes, all of which will feature three-bedroom layout plans and span 1,368 square feet.

Communal amenities include a children’s playground and swimming pool. Currently, residences start at $518,990. At the time of publication, the website’s availability map indicated that 20 homes had already been sold. Lennar secured the build site for $5.2 million in September 2023. Magnolia at Pembroke Park is located at 5190 S.W. 37th Street, Miami, FL, 33155, straddling the Miami-Dade/Broward County line.
Magnolia at Pembroke Park isn’t the only project in Lennar’s pipeline. In March 2024, the firm started sales for Dania Preserve, another townhome community. Featuring 67 residences, the three-bedroom homes are priced from $722,990. They measure 1,689 to 1,854 square feet. Lennar secured the complex’s 12-acre build site for $8.05 million in August 2023. At the time of publication, the website’s availability map showed that like Magnolia at Pembroke Park, 20 homes had also been sold.
Dania Preserve will offer 67 residences.
Dania Preserve is located at 4900 S.W. 31st Avenue, Fort Lauderdale, FL, 33312, in Broward County. It’s south of Griffin Road.
