In December 2022, Florida YIMBY reported on Melissa Grove, a 55-plus community in Jacksonville. Now, on August 30th, the residential complex will welcome its first residents. But just what is it?
The Jacksonville Daily Record notes that the $23 million venture offers a mix of studio to two-bedroom homes, with square footage ranging from 468 to 917 square feet each. In-unit offerings include walk-in closets, energy-efficient appliances, and fully equipped kitchens. Melissa Grove also offers a range of communal amenities, including a fitness center, dog park, and an outdoor garden, just to name a few.
The complex itself measures three stories above grade. In June 2023, the Jacksonville Daily Record noted that the developer was reserving 81 units for those earning up to 60 percent of the area median income (AMI). The remaining nine would be for those making 33 percent of the AMI. At the time of publication, the City of Jacksonville noted that the average household income as $91,736. Apartments.com notes that rent at Melissa Grove currently starts at $962 a month.
