The Federal Aviation Administration has issued permits for two tower cranes at 520 West Broward Boulevard in Fort Lauderdale, where Woodfield Investments plans to build a 41-story tower. The permits, issued on August 7 and expire on February 7, 2026, allow the cranes to rise 507 feet and 546 feet above ground, or 511 and 550 feet above mean sea level. The development, designed by Spina O’Rourke + Partners with landscape architecture by EDSA, will feature 365 apartments, 2,500 square feet of commercial space, and a 444-space parking garage.
Woodfield Investments, a multifamily developer based in Ashburn, Virginia, proposed the 41-story tower for the 0.79-acre site, which they had under contract from Kushner Cos. and Aimco when the tower was submitted for review to the city’s Development Review Committee. Previously used as a parking lot, the property is part of a larger transaction where Kushner Cos. and Aimco sold three development sites for a combined $49 million in January 2022. Woodfield Investments closed on this site in December of 2022 for $18,250,000.
The proposed 392,807-square-foot tower would feature 365 apartments, 2,500 square feet of commercial space, and a 444-space parking garage. The building would include 53,165 square feet of amenities, including a pool deck on the 10th floor, with residential units lining the exterior of the parking garage. The tower would reach 409 feet to the roof or 439 feet to the top of the elevator bulkhead. The apartment units would range from 606 to 1,489 square feet, with a mix of 62 studios, 202 one-bedroom units, 70 two-bedroom units, and 31 three-bedroom units.
520 West Broward is located at a key junction accessible to major transportation hubs, civic and cultural institutions, and commercial attractions. The site is bordered by Southwest 5th and 6th Avenues to the west and east. Nearby, Brightline’s Fort Lauderdale Station and the Broward Central Bus Terminal provide convenient transit options. Several civic and cultural landmarks are within walking distance, including the future Joint Governmental Campus, the Museum of Discovery and Science, the Broward Center for the Performing Arts, and Esplanade Park. To the east is the iconic commercial street of Las Olas Boulevard.

Great to see these empty, dumpy lots are finally starting to get built along Broward. It will be a huge improvement for downtown. But, unfortunately, there are way too many parking spaces creating another giant parking podium building. So unnecessary when there is so much public transportation nearby as well as giant parking structures next door and down the street. These parking lots are never full and mostly sit more than half empty. There needs to be a zoning reduction in parking requirements for these buildings so close to downtown and public transit. It will make the buildings less costly to build which will spur much needed home construction as well as improve the architectural esthetics of these towers.
