Developer Secured Construction Loan for ‘the Gateway Luxury Apartments’ at 950 N. Powerline Road, Pompano Beach, FL

In June 2022, Florida YIMBY reported on the Gateway Luxury Apartments, a residential housing development in Pompano Beach. Now, the developer has secured the $18 million construction loan needed to push the project to completion.

Construction on the venture started in December 2023, with Miami-based Ortega Construction Co. acting as the general contractor. Upon completion, the venture will yield 139,545 square feet of new construction spread across four buildings.

Plans call for 128 apartments with floorplans ranging from one-bedroom to three-bedroom floorplans. Communal amenities include a children’s playground and 155 surface parking spots, averaging to about 1.21 parking spots per unit.

Unlike other residential development in the area, the Gateway Luxury Apartments will not have a swimming pool, and there will be no retail space. Pompano Beach-based US Gateway Investment LLC is the developer. Burgos Lanza & Associates is the architect.

The Coral Gables-based firm is also behind Boulevard Gardens, an affordable housing development for seniors in Broward County. The venture will feature a six- and three-story building, offering 92 residences for those earning up to 60 percent and 33 percent of the area median income (AMI).

The Gateway Luxury Apartments is slated for the 4.24-acre site at 950 N. Powerline Road, Pompano Beach, FL, 33069, in Broward County.
