A new rendering has been revealed for The Residences at Mandarin Oriental, Miami, designed by Kohn Pedersen Fox and developed by Swire Properties. The rendering offers a hero perspective looking upwards towards the apex of the 66-story tower at 500 Brickell Key in Miami, showcasing the building’s architectural details in greater clarity.

The structure showcases undulating slabs on each floor, creating a dynamic, fluid appearance that gives the building a sense of movement and flow. Expansive glass terraces wrap around the tower, offering unobstructed panoramic views while maintaining a sleek, transparent aesthetic. Glass railings extend seamlessly along the edges of the undulating slabs. Below the terraces, the smooth, meticulously finished soffits blend harmoniously with the curved design of the slabs.

At the entrance, a prominent canopy with a textured underside adds a touch of artistry and grandeur. This canopy is supported by vertical columns that are both robust and elegant, integrating seamlessly into the overall design while enhancing the building’s monumental presence. The ground level reveals the use of stone in the interior spaces visible through the glass facade, adding an element of refinement and durability to the entry experience.

The tower’s profile is subtly convex, accentuating its height and elegance, and creating a slender, towering silhouette that is visually striking from the ground level. The landscaping around the base of the tower is lush and organic, softening the transition between the natural environment and the built structure, and reinforcing the building’s connection to its surroundings.

Swire Properties USA and Fortune International Group have converted sale contracts at the Residences at Mandarin Oriental, Miami, with a total value of $150 million, out of close to $1 billion in reservations. These include 2, 3, 4, and 5-bedroom homes, with some psf prices exceeding $3,000 psf. Buyers have the opportunity to convert their purchases to contracts immediately, coinciding with the soft opening of the sales gallery.

The Residences at Mandarin Oriental, Miami will feature 228 residences with interiors by acclaimed Parisian designer Tristan Auer. Offering panoramic vistas of Biscayne Bay, the residences will also feature Mandarin Oriental’s legendary service through a wide array of world-class amenities.

Additionally, an application for a new construction permit was filed in December 2023 and is currently under review by Pacifica Engineering. The permit outlines that the tower will yield 1,351,367 square feet of space, reach 826 feet in height, and have an estimated total cost of $237 million. Moss & Associates LLC is listed as the general contractor. Although the address is being marketed as 500 Brickell Key Drive, the permit lists 750 Claughton Island Drive as the official address, which encompasses the southernmost tip of the island, a 2.42-acre site where Brickell Key Park is today. The building department’s records also show another permit under review for the new Mandarin Oriental Hotel at 500 Brickell Key Drive, filed in December 2023, with Moss & Associates LLC as the general contractor for that project as well. The pending permit indicates that the hotel would rise 339 feet across 27 stories, yielding 1,286,326 square feet of space, including 121 lodging units, 28 condo-hotel units, and 66 multi-family units, as well as a multi-story parking garage that will likely serve both towers.

  1. Not a very good angle from the rendering. I wish I could see the building as it fits into the neighborhood. Looking up at the building doesn’t give one a good idea of what the tower looks like.
