Three Self-Storage Ventures Proposed for South Florida Region

The construction of self-storage facilities is on the rise in Florida. Our sources point to three separate ventures intending to meet the need for these services.

The first is an Extra Space Storage facility headed for the 2.05-acre site at 2401 W. Okeechobee Road in Hialeah. The 113,475-square-foot storage facility will measure three stories above grade, offering 1,025 climate-controlled units. Hialeah Storage Associates, a joint venture between H&M Development and Blue Vista Capital Management, secured the build site for $5.58 million in 2023.

The second is a facet of Elan Palm Preserve, which Florida YIMBY reported on in May 2024. led by MHG Storge, the venture will occupy a 1.9-acre site, offering 101,500 square feet in three stories. It will be branded as a “Public Storage” facility, and as of March 2024, construction was anticipated to start in six to eight months, per the South Florida Business Journal.

The final development is more recent. Miami-based Kanoa II LLC has filed a pre-application with Miami-Dade County officials regarding a 1.65-acre site. The vacant parcel would host a three-story self-storage facility comprising just over 121,000 square feet of new construction, along with 16 parking spots.

This facility would be located at 28705 SW 132nd Avenue, Homestead, FL, 33033, in Miami-Dade County. It would be near the Homestead Air Reserve Base.
