Hollywood-based Cornerstone Group, in partnership with the Martin Memorial AME Church, has started construction on an affordable housing development in Miami-Dade County. The developer first filed the pre-application phase in September 2021. Now, the venture is one step closer to completion.
Royal Pointe Apartment Homes will comprise 102 residences, spanning one-bedroom to three-bedroom layout plans. They’ll measure 714 to 1,250 square feet, and they’re intended for people making 30, 60, and 70 percent of the area median income (AMI). At the time of publication, the U.S. Department of Housing and Urban Development reported that the AMI was $79,400.

Communal amenities at Royal Pointe Apartment Homes include a fitness center, children’s playground, clubhouse, and business center. The garden-style community will occupy a 5.5-acre site purchased from a non-profit for $1.38 million this spring. Aerial renderings show that the build site is mostly vacant.
Burgos Lanza & Associates designed the community. Brookstone Construction is the general contractor. The South Florida Business Journal reports that the venture should reach completion in late 2025, while Miami-Dade County anticipates completion for August 2026.
Royal Pointe Apartment Homes will cost $37 million to complete, with Miami-Dade County contributing $10.5 million in funding from Surtax, the Affordable Housing Trust Fund, and the HOME Program.
The 102-unit complex is slated for 11350 Dunbar Drive, Miami, FL, 33176, in Miami-Dade County.
