Developers Related Group and Integra Investments have announced the closing of $527 million in financing for St. Regis Residences, Miami, a highly anticipated residential tower located on the Biscayne Bay waterfront in Miami’s South Brickell neighborhood. The loan, provided by TYKO Capital, marks one of the largest residential construction loans in South Florida’s history.
Located at 1809 Brickell Avenue, the tower is designed by Robert A.M. Stern Architects (RAMSA), known for drawing inspiration from the elegant lines of ocean liners, blending this classic aesthetic with modern skyscraper architecture. The 50-story tower will offer 152 luxury condominium homes, including two- to six-bedroom units, penthouses, sky villas, and garden villas. Interiors are by the Rockwell Group, complementing the project’s vision of offering a bespoke luxury living experience associated with the renowned St. Regis brand.
“We’re pleased to partner with TYKO Capital to obtain one of the most substantial residential construction loans in South Florida’s history,” said Nick Pérez, President of Related’s Condominium Division. “This achievement underscores investors’ trust in Miami’s thriving residential market and, notably, in the distinguished St. Regis brand. The St. Regis Residences, Miami redefines luxury living, bringing an elevated lifestyle to the Brickell waterfront. With unparalleled amenities, spectacular views, and impeccable service, every aspect is curated to surpass resident expectations.”
“This significant financing milestone reflects Miami’s rising prominence on the global stage and reinforces the remarkable appeal of the St. Regis brand,” said Nelson Stabile, Principal at Integra. “We’re excited to move closer to realizing The St. Regis Residences, Miami, which will extend the hallmark St. Regis lifestyle—from bespoke butler service to Michelin-starred dining—to a setting that offers both the vibrancy of Brickell and a serene retreat. Residents will experience something truly exceptional, and we’re honored to play a role in shaping this vision while redefining the benchmarks of luxury living in Miami’s real estate market.”
Over 60% of the units are already under contract, highlighting the market demand for luxury residences in the area.
Residents will enjoy more than 50,000 square feet of amenities, including a world-class spa, fitness center, private marina, and indoor lap pool. The building will also feature a fine-dining restaurant led by Michelin-starred chef Fabio Trabocchi and the signature St. Regis Tea Room. Lush landscapes designed by Enea Garden Design will surround the property, creating a serene environment that enhances the overall living experience.
