The Federal Aviation Administration (FAA) has received permit applications for a new 33-story skyscraper that will add a JW Marriott-branded tower to downtown Orlando’s skyline. Designed by DLR Group and developed by Summa Development Group, the mixed-use tower is planned to rise 328 feet above ground, or 423 feet above mean sea level, factoring in the site’s elevation of 95 feet. Construction on the tower is anticipated to begin later this year or early next year at 319 East Church Street, in the heart of Orlando’s downtown district. The permits were filed on June 28 and are currently under review.
The project, named JW Marriott Hotel/Convention Center & Residences, will anchor the corner of Church Street and Pine Street and is set to include 228 hotel rooms, 129 condominiums, two restaurants, a convention center, and an integrated parking garage. The building’s design will feature three distinct entrances dedicated to the hotel, convention center, and residences. Additionally, the tower will boast a rooftop garden, which has been retained in the plans despite earlier negotiations with the Orlando Museum of Art falling through.
The tower’s design features bulbed ends on the curving structure, strategically crafted to maximize views of the nearby lake. Generous cantilevered balconies provide natural shading for living spaces, minimizing direct sunlight exposure. Meanwhile, a finned façade at the bedroom areas enhances both shading and privacy. At street level, the tower meets the ground with a transparent, undulating skin that surpasses the city’s streetscaping standards, seamlessly integrating a mix of hardscape, landscape, and high levels of permeability to activate and enliven the surrounding neighborhood.
The development will rise on a 1.5-acre site at the northwest corner of East Church Street and Lake Avenue, immediately south of the Waverly on Lake Eola, west of Citi Tower, and north of Orlando Lutheran Towers. The project has been designed to complement the surrounding urban landscape and focus on luxury amenities, including over 60,000 square feet of indoor and outdoor meeting space, a Sky Club on the 33rd floor, and a pool and spa on the 10th floor.
