A new apartment building has been proposed near the iconic Seminole Hard Rock Hotel & Casino Hollywood, utilizing Florida’s Live Local Act to bring more residential units to the area. The proposed development, named Guitar View, is slated for a 38,545-square-foot lot at 5200 South State Road 7, currently occupied by a used car business called Car Factory Outlet. The project, designed by Luis La Rosa of LLR Architects based in Pembroke Pines with Landscape Architectural Services, LLC handling landscape design, is spearheaded by Guitar View LLC, managed by Nicolas Mendizabal and Eloy Garcia, both based in Miami.
The Guitar View apartments will feature a close view of the 450-foot-tall guitar-shaped hotel, famous for its flashing LED lights, moving graphics, and distinctive beam of light that shoots into the sky. This proximity to a notable landmark is expected to draw potential residents significantly.
The city’s Technical Advisory Committee is set to review the application for the project on September 3. The proposed development will cover 189,087 square feet across 14 stories, featuring 198 apartments, 6,000 square feet of commercial space, and 277 parking spaces. The residential units will begin on the fifth floor, with an amenity deck on the roof that includes a pool, Jacuzzi, fitness center, and spa. The apartments will range from 433 to 1,256 square feet, comprising 27 studio apartments, 126 one-bedroom units, and 45 two-bedroom units.
The developer, Guitar View LLC, acquired the site for $2.4 million in April. They are leveraging Florida’s Live Local Act, which allows developers to bypass traditional rezoning votes to build multifamily housing on commercial sites. This act permits construction up to the maximum density allowed within a municipality and to the most significant building height within one mile of the site, provided that at least 40% of the units are reserved for workforce housing. This requirement ensures that the Guitar View apartments will offer housing options for individuals making up to 120% of the area median income (AMI). In Broward County, this income threshold is $88,680 for a single-person household, according to the Florida Housing Finance Corp.
