Eight-Story Affordable Housing Venture Could Replace Walgreens at 6105 W Sunrise Blvd., Sunrise, FL

Affiliated Development hopes to get approval for an affordable housing venture that would replace a now-shuttered Walgreens in Sunrise, FL. The development would measure eight stories above grade and comprise 415 apartments.

One-third of the units (about 138) would be designated as workforce housing, reserved for those earning up to 120 percent of the area median income (AMI). The South Florida Business Journal reports that Broward County’s household income hovers just over $70,000. Current Sunrise residents and city employees would be given priority for signing leases.

Communal amenities would include a swimming pool, co-working spaces, and a gym. The project, estimated to cost $150 million to complete, will also feature 3,650 square feet of ground-floor retail.

Affiliated Development’s in-house architectural team is handling the project’s design. Conceptual renderings suggest that the venture is called “The Ray”, although this hasn’t been officially confirmed by our sources. It would occupy a 3.4-acre site located at 6105 W Sunrise Blvd., Sunrise, FL, 33313, in Broward County.

This 415-unit project isn’t the only venture in Affiliated Development’s pipeline. This August, Florida YIMBY reported on the Spruce apartments, another affordable housing project. This venture is currently undergoing construction in West Palm Beach, where upon completion, it’ll offer 270 apartments and more than 2,000 square feet of retail.
