Sawyer’s Walk (Block 55), the largest mixed-use development in the historic community of Overtown, announces the delivery of the retail component. A brand new Target just opened, and other major retailers are set to open over the coming weeks and months, including a Burlington, Five Below, Aldi supermarket, and Ross Dress for Less, which will serve the immediate Overtown community and surrounding neighborhoods.

Sawyer’s Walk, designed by Arquitectonica, is comprised of 1.5 million square feet, including the recently opened 578 residential units home to predominantly low-income seniors, 175,000 square feet of prime retail space retail, a 25,000-square-foot public plaza, and 130,000 square feet of office space acquired by MSC Group that will anchor MSC Cruises new North American headquarters.

Leading the retail openings are a 50,000-square-foot Target store, the major retailer’s first location open in Downtown Miami, and a 38,000-square-foot Burlington department store set to open in October. These openings will be followed by a 25,000-square-foot Aldi discount supermarket and a 10,000-square-foot Five Below store, known for pricing most of its products at $5 or less, slated to open in November. Then, the 26,000-square-foot Ross Dress for Less plans to debut in March 2025.

“We’re excited to announce the highly anticipated opening of our value-add retail concepts at Sawyer’s Walk led by the opening of Target, which will add tremendous value to area residents and the daily workforce in Greater Downtown Miami,” said Michael Swerdlow, Managing Partner of SG Holdings. “Since we conceived the project and broke ground on Sawyer’s Walk, we always envisioned having robust retail offerings to serve the broader community. With the phased opening of our retailers over the coming weeks and months, we are proud to continue to witness the incredible economic and civic impact the delivery of Sawyer’s Walk is having in the community at a critical time when Miami faces a housing and affordability crisis.”

SG Holdings, a partnership among Swerdlow Group, SJM Partners, and Alben Duffie, constructed the 3.4-acre, mixed-use development located at 249 Northwest 6th Street that broke ground in June 2021. The successful public-private partnership was made possible through a collaboration with the City of Miami’s Southeast Overtown/Park West Community Redevelopment Agency (CRA), Miami-Dade County’s Department of Public Housing and Community Development (PHCD), and County Mayor Daniella Levine Cava, City of Miami Mayor Francis Suarez, City of Miami Commissioner and Chairwoman Christine King and Miami-Dade County Commissioner Keon Hardemon.

As the neighborhood’s epicenter, Sawyer’s Walk is crucial in revitalizing Overtown by providing affordable living opportunities and accessible retail offerings for the vulnerable population of low-income seniors and other residents. It also strengthens and reconnects the area’s commercial corridor with high-value retailers.

Sawyer’s Walk also features a public plaza with art murals, an outdoor seating area, a children’s playground, and a dog park that benefits the surrounding community. The property also provides residents and shoppers close to 1,000 parking spaces and access to numerous public transit options, such as the Metrorail, Metromover, and Brightline.

Led by developer Michael Swerdlow, Swerdlow Group is focused on building legacy projects that catalyze economic growth for the communities in most need in South Florida. Today, Swerdlow Group has over 8,000 affordable housing units currently planned and leases inked with prominent retailers, bringing supermarkets and value-added goods and services to areas labeled as ‘food deserts.’ With over 50 years in business, Swerdlow has a proven track record delivering over 30 million square feet of commercial space ranging from residential to retail, industrial, and office.
