A community known as “River Hills” is one step closer to breaking ground in Temple Terrace, Florida. The riverfront apartment complex will comprise 330 units divided amongst 11 three-story buildings.
Layout plans will span from one-bedroom to three-bedroom designs; Multi-Housing News reports that square footage ranges from 707 to 1,248 each. Communal amenities will include a resort-style swimming pool, clubhouse, and other on-site offerings.
Impact Development Partners, alongside an undisclosed partner, purchased the project’s 32.34-acre parcel to make the project possible. The developers hope to break ground as soon as possible, with the community’s first units planned for a first quarter 2026 delivery. Mark Eilers, executive vice president at Colliers, told Tampa Bay Business and Wealth that “the area is primed for quality workforce housing”.
Our sources don’t name a possible price point for the units. RentCafé shares that the average rent for a 960-square-foot apartment in Temple Terrace is $1,590 a month. The 330-unit community intends to appeal to tenants working for various employers in the region, including the University of South Florida, Busch Gardens, and various medical offices.
River Hills will soon unfold on a parcel located at 6502 E. Sligh Avenue, Temple Terrace, Florida, 33617, in Hillsborough County. Renderings show the most (if not all) of the build site is vacant.
