A 1960s-era shopping center in Miami-Dade County could be replaced with an affordable housing development. The Hub apartments (not to be confused with the HUB Miami) would measure five stories above grade and comprise close to 200,000 square feet of new construction.
Of that square footage, 155,232 square feet would be 108 apartments, with the two-bedroom and three-bedroom homes themselves spanning 672 to 949 square feet. Forty percent (43) would be designated as workforce housing, available to those earning 120 percent of the area median income (AMI). There would also be 333 parking spots, averaging to about three per unit.
According to Miami-Dade County, that would be $95,400 a year for a one-person household. The county’s AMI is $79,400. In addition to the residential aspect, the Hub Apartments would feature 46,813 square feet of commercial space. The South Florida Business Journal explains that this would include “26,352 square feet of retail on the first floor, and a second-floor space with a 17,325-square-foot gym, a 6,631-square-foot daycare center and 2,396 square feet of office space.”
Miami Lakes-based Adell Investments is the developer. The affordable housing development would replace the shopping center at 17601 NW 78th Ave, Hialeah, FL, 33015, in Miami-Dade County.
