National developer Toll Brothers is building a luxury single-family housing development in St. Augustine. Estuary at Madeira will offer an array of one- and two-story homes, ranging from 2,905 to 4,144 square feet each. Layout plans feature three- to six-bedroom designs, with the residences themselves offering stainless-steel appliances, high ceilings, and three- to four-car garages.
According to the venture’s website, future residents will have the option of customizing certain aspects of their home. Prices are anticipated to start at $1 million; construction is underway with sales expected to start next year. The gated community offers a host of amenities, including a fitness center, kayak launch, and swimming pool.
Estuary at Madeira isn’t the only project in Toll Brothers’ pipeline. In September 2024, Florida YIMBY covered “Layton Pointe”, a luxury housing development that will offer 31 residences. The one-story and two-story homes will measure 2,632 to 4,187 square feet, with the largest units spanning six bedrooms. Like Estuary at Madeira, homes would come outfitted with spacious garages.
Estuary at Madeira will be located at 620 Pantano Drive, St. Augustine, FL, 32095, in St Johns County. Renderings from Google Earth show that the build site is largely undeveloped.
