Boca Village, a mixed-use project offering both residences and retail, is one step closer to becoming a reality, thanks to the security of two ordinances and five resolutions. The Boca Raton Tribune notes that the approvals pertained to construction details and rezoning measures.
Florida YIMBY covered Boca Village when it was initially proposed in December 2023. The venture, which would occupy a 17.24-acre parking lot, will feature 340 apartments; 289 will be market-rate homes, 34 will be affordable housing, and 17 will be workforce housing. Floorplans will span from studio to three-bedroom apartments.

Communal amenities would include a swimming pool. Under other circumstances, the developer would have to include 793 parking spots, but because of official rulings, the project will feature 694.
Aside from the homes, Boca Village will feature just over 30,000 square feet of commercial space, some of which will be designated for an outdoor restaurant. At the time of publication, our sources were uncertain of when Boca Village could start construction. However, in 2023, the South Florida Business Journal reported that the developer hoped to start construction by the end of 2024.
Miami-based 13th Floor Investments is the developer. Corwil Architects designed the community. Boca Village is planned for 680 W. Yamato Road, Boca Raton, Florida, 33431, in Palm Beach County. This is a great use of land. Instead of a surface parking lot, this project showcases a great TOD plan, by building right on top of the parking lot. Also glad there’s going to be affordable units. Hopefully Tri-Rail continues to partner with developers to repurpose more of their land around Tri-Rail stations.
