The City of Miami has issued a total demolition permit for the site of 2000 Wynwood, paving the way for a new 12-story mixed-use development in the heart of Wynwood. The permit, approved on January 2 and issued on January 6, lists BG Group as the demolition contractor, with work estimated at $13,000. The permit was initially applied for in July 2023.
The project, developed by Clearline Real Estate and designed by architecture firm Leo A Daly, is set to rise approximately 150 feet and will encompass 380,806 square feet of total space. Engineering contributions are being provided by Langan Engineering, with Naturalficial serving as the landscape architect. Once completed, the building will bring a dynamic mix of residential, retail, and dining spaces to Wynwood’s growing urban landscape.
According to a utilities agreement filed with Miami-Dade County’s Water and Sewer Department in November 2000, Wynwood will feature 310 residential units, a 1,000-square-foot full-service restaurant, and 11,351 square feet of retail space. Additionally, the project will include 308 parking spaces to meet the needs of residents, visitors, and retail patrons.
The development received approval from the Wynwood Design Review Committee and Miami’s Urban Development Review Board in June 2023. The project aligns with the district’s focus on pedestrian-friendly urban design and mixed-use developments that enhance the neighborhood’s walkability and vibrancy. Including retail and dining offerings will complement Wynwood’s reputation as a cultural and entertainment hub.
The master construction permit for 2000 Wynwood entered a new review cycle in December, signaling that construction may commence soon after demolition is completed. With its combination of residential, commercial, and public spaces, the development is poised to contribute to Wynwood’s ongoing transformation into a modern, mixed-use neighborhood that reflects Miami’s growing urban character.
