Indian Creek Residences & Yacht Club Tops Out in Bay Harbor Islands

Indian Creek Residences & Yacht Club has officially topped out in Bay Harbor Islands, reaching its full eight-story height. Developed by Landau Properties and designed by Kobi Karp Architecture & Interior Design, the boutique waterfront condominium is now over 80 percent sold, with only two residences remaining. Closings are anticipated to begin by the end of the year.

Recent aerial photos show the topped-off, eight-story structure with construction progressing on the reinforced concrete shell. Shoring supports, consisting of metal poles and temporary formwork, remain in place beneath recently poured slabs as the concrete cures. The glass façade is being installed on the lower floors while the balconies will eventually feature curved, undulating glass railings along the slab edges. At the roof level, formwork is shaping the curved crown, which will define the uppermost section of the structure.

The project introduces nine full- and half-floor condominiums and six private yacht slips along the Indian Creek Lake waterfront. The remaining residences start at $11 million, offering three- to five-bedroom layouts spanning up to 5,600 square feet, with interiors curated by Zarifi Design. Floor-to-ceiling windows provide unobstructed views of Indian Creek Island and the Indian Creek Country Club.

Residents will have access to a private yacht club with dockmaster concierge services, along with a suite of amenities, including a spa with treatment rooms, a state-of-the-art fitness center, an outdoor yoga lawn, an entertainment lounge with a high-fidelity sound system and bar, and a landscaped rooftop terrace featuring a pool, dining area, outdoor kitchen, and screening pavilion. Additional services include a full-time doorman, resident concierge, and 18 private parking spaces.

Designed to reflect the area’s mid-century modern heritage, the building features a nautical-inspired façade with curved lines, referencing both the architectural history of Bay Harbor Islands and the yachts that line Indian Creek waterway.

Construction is on track for completion by the end of 2025.

  1. The groundbreaking ceremony was a year ago. Does it normally take 12 months to build 8 stories?
