352-Unit Student Housing Development Progresses at 3600 SW 20th Ave., Gainesville, Florida

Two developers have secured a multi-million-dollar construction loan for Zaya, a student housing development in Gainesville.

The five-story development will comprise 352 units and 702 beds. Units will come outfitted with en-suite bathrooms, and each floor will offer a coffee bar and co-working space. Future residents will also enjoy easy access to various on-site amenities, including (but not limited to) a swimming pool, fitness center, and pickleball court.

Gilbane Development Co. and CBRE Investment Management, the two developers, have formed a joint venture to make the project possible. They intend to bring the property online in 2027. As noted, the pair have secured a $63.4 million loan from Webster Bank to finance the project.

Zaya is one of six projects that the two developers have in their pipeline. Another project is a 25-story dormitory that would be situated on Palm Beach Atlantic University’s West Palm Beach Campus. The venture would require close to 360,000 square feet of new construction and comprise 990 beds.

Zaya’s build site was previously home to the Windsor Court Apartments, which sustained a serious fire in November 2023. The one-story structure has since then been demolished. The student housing development will be located at 3600 SW 20th Ave., Gainesville, Florida, 32607, in Alachua County.
