Construction has started on part of a $1.5 billion redevelopment project that will transform Cutler Bay’s Southland Mall into Southplace City Center, a mixed-use venture that will feature residences, shopping, and communal gathering areas. Here’s what’s in store.
The Current at City Center, located in Cutler Bay, will offer 350 residences; communal amenities will include a dog park, outdoor gathering areas, a resort-style swimming pool, and other on-site offerings. Multi-Housing News reports that Southplace City Center’s residences will be a mix of at-rate apartments and condos. RentCafé reports that the average cost of a 776-square-foot apartment in Cutler Bay is currently $1,994 a month.

The 350-unit phase will also include 24,000 square feet of retail and parking garage. The community’s entire ground-floor will be a Presidente Supermarkets. The Current at City Center is expected to finish construction by the third quarter of 2027. The larger Southplace City Center venture is estimated to take seven years.
At full buildout, Southplace City Center will yield 5,000 homes and half-a-million square feet of dining, entertainment, and retail space. Our sources indicate that the 100-acre development will include a 150-room hotel and 60,000-square-foot medical center.
American Landmark Apartments and BH Group are working together to make the project possible. Other involved parties include RSP Architects, MSA Architects, and Urban Retail Properties, LLC.
The 350-unit development will be located at 20505 S. Dixie Highway, Cutler Bay, Florida, 33189, in Miami-Dade County.
