Facade work is making significant progress on the first of two 43-story towers at 222 NE 1st Avenue in Downtown Miami, known as Namdar Towers or simply “222.” Developed by New York-based Namdar Group, the project will encompass approximately 1.3 million square feet, integrating residential, commercial, and parking component. Designed by Behar Font & Partners, with De Los Reyes Engineering Inc. as the structural engineer, the development is being constructed by John Moriarty & Associates of Florida. The first tower stands 450 feet tall, while the second tower is planned for the opposite side of the block, replacing a low-rise structure currently occupying the site.
Recent aerial photographs show window installation nearing completion, with only sections around hoist lines and crane attachments still awaiting glass panels. Glass balcony railings are progressively being installed, reaching approximately level 33 at the time of the drone photos. Ongoing paintwork can also be observed on the concrete surfaces, featuring a white stucco outer frame and dark gray stucco infill between the windows. Meanwhile, the framing for the crown element appears to be either complete or nearly complete, and glass panel installation is progressing along the parapet walls.

The parking levels remain unscreened, but based on renderings, they are expected to be wrapped in a perforated metal or aluminum mesh system. As official renderings show, the design showcases a dynamic wave-like pattern, adding texture to the base while maintaining airflow for ventilation.

Based on older photos shared by shell contractor L&R Structural, the tower likely topped out around the end of 2024. The second tower’s construction timeline remains unknown, but an existing structure remains occupied at its future site. Given the developer’s aggressive pace on similar projects, demolition and groundbreaking could follow shortly after the completion of Tower 1. The historic Miami Sun Hotel will remain in between the towers.

How the 1,394 residential units will be split between the two towers remains unclear. Previous project details indicated that one tower would contain 714 units, leaving 680 for the other, though this has yet to be confirmed. The development will also include 7,984 square feet of commercial space, 336 parking spaces, and racks for 1,394 bicycles.

The Namdar Towers will feature a range of amenities catering to residents across studio to two-bedroom apartments. Outdoor offerings include a sun pool deck, cabana, and BBQ area, while indoor facilities will include a fitness studio, coworking lounge, and entertainment spaces, such as music and golf simulator rooms.
