Formwork is now rising above ground at Mercedes-Benz Places in Miami, marking the start of vertical construction on the first of two interconnected towers at 1 Southside Park in Brickell. Developed by JDS Development Group in collaboration with Mercedes-Benz, the mixed-use complex is designed by SHoP Architects, with ODP Architecture & Design as the architect of record. Tower 1 is planned to rise 64 stories and reach approximately 780 feet, while Tower 2 will also stand 64 stories, slightly shorter at an estimated 760 feet.
Recent photos reveal the earliest stages of vertical construction now emerging from grade at the site. A dense grid of formwork and steel reinforcement bars outlines the footprint of what will become the podium and base of Tower 1. Vertical rebar cages are taking shape along the perimeter, indicating the formation of structural columns and walls.

While progress appears to be moving at a slower-than-expected pace—especially considering the project’s active marketing and sales efforts—work is now officially out of the ground. With that milestone reached, a more consistent and accelerated rhythm of vertical construction is likely to follow.

A wider perspective from the site’s northwest corner offers a clear view of the undeveloped portion where Tower 2 is expected to rise. Currently a vacant expanse of compacted earth and early groundwork, this area sits adjacent to the active construction zone of Tower 1. A small protective enclosure has been constructed around the historic schoolhouse on-site, preserving the structure amid ongoing development activity.

While the general contractor for the project has not been officially confirmed, equipment and signage on-site suggest that FJM Structures is overseeing shell and structural construction alongside Florida Concrete Unlimited as the concrete contractor and utilizing Ulma formwork solutions. The developer may be utilizing an in-house construction team for broader management. Additionally, Morrow Equipment is providing and operating the tower crane currently in use over the site.

The development, which will span more than 2.5 million square feet, will include 791 residential units ranging from studios to three-bedroom condominiums, 200 hotel rooms, office space, wellness and fitness programming, and ground-floor retail. A new 32,000-square-foot City Fire Station No. 4 will also be integrated into the complex base. Completion and occupancy are slated for 2027.

Very interesting project to watch. Great to see so many photos at an early stage of construction to better understand the location and project’s scale.

Who is handling sales?
It’s going to be a disaster during hurricane season. Traffic will be horrible. Good luck. I’m so glad I left my lux apartment in Brickell. It’s just an expensive craphole. That building is gonna collapse if we ever have earthquakes. We had one last year that nobody knew.
