The City of Orlando’s Municipal Planning Board has tentative plans to review an application regarding a townhome development on May 20, 2025.
Park Lake Townhomes would occupy 2.6 acres and occupy eight parcels. If brought to fruition, the multi-million-dollar venture would replace research and office buildings owned by the Florida Hospital (now known as AdventHealth).

The three-story townhomes would measure about 2,435 to 3,540 square feet each. The Orlando Business Journal reports that there are five distinct floorplans, and the homes themselves would surround a communal swimming pool. Aside from the on-site amenities, residents would also enjoy easy access to downtown Orlando, which offers various recreational and commercial opportunities.
Our sources did not reveal whether these would be rentals or available for purchase. Redfin reported that at the time of publication, there were 468 townhomes for sale in Orlando, with the median listing price hovering around $425,000.
Elevation Fortis LLC owns the property that could eventually host Park Lake Townhomes. A representative from Orlando-based CPH Engineering submitted the developer’s application.
Park Lake Townhomes will be located north of the eponymous Park Lake Circle, occupying 307, 315, 319 Park Lake Circle, 816, 822 Broadway Ave, and 821, 823, 827 Highland Ave., Orlando, FL, 32803.
