i5 Wynwood Nears Full Lease-Up, Advancing Co-Living Model in Miami’s Urban Core

Leasing activity at i5 Wynwood continues to advance, with the co-living development now reportedly 90% leased less than a year after its market debut. Located at 51 NW 28th Street in the Wynwood Arts District, the nine-story project represents Miami’s first purpose-built co-living community and was developed by Related Group in partnership with W5 Group.

Designed by Arquitectonica with interiors by Michael Wolk, the building comprises 63 multi-bedroom rental apartments, organized into 217 individually leased, fully furnished suites. Each suite includes a private bedroom and bathroom, with shared access to a common kitchen, living room, and dining area. The units incorporate contemporary features such as Nest smart thermostats, Latch electronic entry systems, and curated furnishings reflecting the surrounding arts district context.

“We knew there was demand for smarter, more accessible housing in Miami, but the response to i5 Wynwood has been extraordinary,” said Jon Paul Pérez, CEO of Related Group. “Co-living was once considered a niche concept, but i5 Wynwood proves it can thrive in competitive markets when thoughtfully executed.”

The property integrates 6,095 square feet of ground-floor retail space, as well as a 6,600-square-foot internal courtyard. Amenities include a rooftop swimming pool with city views, outdoor cabanas, co-working lounges, a fitness center, game room, yoga lawn, and 24-hour concierge service. Secure parking is also provided on site. The building also features a prominent public art component, including exterior murals by artist Jing Wei.

According to the developers, the co-living configuration offers rental rates approximately 40% below the average cost of a traditional studio apartment in comparable submarkets such as Brickell, Downtown Miami, and Wynwood. The project was conceived as part of a broader strategy to deliver amenitized housing solutions at scale in areas impacted by rising housing costs.
