Construction continues on the transformation of One Broadway, a 37-story tower located at 1451 South Miami Avenue in Brickell. Originally completed in 2005 as a condominium and short-term rental building, the structure is undergoing a complete redevelopment, with the potential rebranding to La Mare Hotel & Residences Brickell Miami. The redevelopment is being led by Park Place at Brickell LLC and Amkin with Nicolas Alfonso as Owner Rep., with design by Barcelona-based Barcelo-Balanzo Arquitectes and Form Group, Inc. serving as the architect of record with Youssef Hachem Consulting Engineering as the structural engineer. Strategic Group is the general contractor and PTE Systems International, LLC is supplying post tension materials.
The scope of work includes the conversion of the building’s 371 existing residential units into 198 luxury residences and 123 hotel suites, alongside significant architectural and amenity upgrades. Major programmatic and structural modifications are focused on floors 9, 11, 26, 33, 35, and 36, introducing two rooftop pools with surrounding entertainment spaces, a penthouse-level lounge area, a fitness center with state-of-the-art equipment, a covered terrace with a reflecting pond, a multi-purpose recreation deck, and new food-and-beverage venues including a sky bar and café. Retail and restaurant space will also activate the lower levels.

The updated design introduces a modernized façade defined by continuous glass balconies and backlit steel mesh panels along the roof parapet, complemented by shading devices and refined public-facing elevations. Additional improvements include upgraded pedestrian paving, enhanced lighting strategies, and perimeter landscaping to better integrate the tower with the surrounding urban context.

Residences will offer a range of one-, two-, and three-bedroom floor plans with open-concept layouts and floor-to-ceiling windows. Interior finishes will include designer kitchens with premium cabinetry, stainless steel appliances, high-end fixtures, and integrated smart home technology. Select units will feature panoramic city and bay views, with modern glass balconies providing seamless indoor-outdoor living.
One Broadway was originally developed by The Rilea Group and designed by Bermello Ajamil & Partners. Completed during Brickell’s early-2000s development cycle, the building was among the first residential towers to bring short-term rental accommodations into the neighborhood. In 2018, it transitioned into OB Suites on Brickell, a four-star apartment-hotel model, before later shuttering and transitioning toward full redevelopment.
