Greystar Real Estate Partners has plans for a large-scale housing development in Largo, FL. The venture would transform the Empath Health campus into a 376-home community, comprising both apartments and townhomes.
Of those homes, 150 would be designated as affordable housing under the Live Local Act, reserved for tenants earning up to120 percent of the area median income, according to the City of Largo. At the time of publication, the median family income for Pinellas County was $92,000.

St. Pete Rising reports that the development would comprise a mix of one-bedroom to four-bedroom homes; townhomes come outfitted with two-car garages. Communal amenities include two dog parks, outdoor recreational areas, and a walking trail encircling a stormwater pond.
There will also be a resort-style swimming pool and clubhouse. Greystar currently has Bayside’s proposed build site under contract. It hopes to start construction on the venture by 2026; based on current construction trends, the project could take anywhere from 18 months to 24 months.
Bayside is one of the first ventures to be proposed under the Live Local Act in Largo. The first development was Allora, a 240-unit venture that Florida YIMBY covered last year. The Tampa Bay Business Journal reported in February 2025 that the project had not yet started construction.
Bayside has been proposed for 5771 Roosevelt Boulevard, Largo, FL, 33760, in Pinellas County.
