Second Multifamily Building Tops Out at FAT Village in Downtown Fort Lauderdale

Construction has officially topped off on the second residential building at FAT Village, marking a key milestone in the ongoing transformation of the 5.6-acre mixed-use district in Downtown Fort Lauderdale’s Flagler Village. Developed by Hines and Urban Street Development, the topping off signals continued momentum on the $500 million redevelopment, which aims to deliver approximately 600 multifamily units alongside office, retail, and cultural spaces.

The second multifamily structure follows the March topping off of the district’s first residential building. Together, the pair will introduce a new standard of sustainable, design-forward living to South Florida, all within walking distance of Brightline’s Fort Lauderdale station. The project integrates a mix of uses across a pedestrian-scaled, art-driven environment, including the region’s first mass timber office building.

“Topping off our second multifamily building is a meaningful step in delivering our promise to carry forward Flagler Village’s rich artistic heritage,” said Alan Kennedy, Managing Director at Hines. “We’re investing in what’s already here – an authentic, art-driven neighborhood – with spaces designed to support the next generation of talent and business.”

The first phase of FAT Village comprises two residential buildings and approximately 80,000 square feet of ground-floor experiential retail, aimed at activating the streetscape and fostering a vibrant pedestrian experience. The development strategy emphasizes public realm improvements, community character, and cultural continuity.

“FAT Village has always drawn its energy from the artists and locals who shaped its identity,” said Alan Hooper of Urban Street Development. “That same creative foundation is now resonating with companies and talent that value culture, connection, and vision. Fort Lauderdale’s momentum is real, and this milestone only deepens our commitment to the neighborhood’s original spirit.”

Later this year, the developers are expected to top off T3 FAT Village—a 180,000-square-foot mass timber office building that will anchor the commercial component of the district. Part of Hines’ T3 (Timber, Transit, and Technology) portfolio, the structure is poised to bring a sustainable and contemporary office model to the region. Blanca Commercial Real Estate is handling pre-leasing for the office component.

Future phases of FAT Village will continue to expand the district with a curated mix of residences, culinary destinations, art installations, and cultural venues, ensuring the neighborhood retains its creative core while accommodating new growth and investment.

  1. I am so stoked for this project. It’s one of the few projects in Fort Lauderdale that is really innovative, creative, and progressive. It’s what this town really needs and I hope it’s met with huge success and is embraced by the community. Everything goes to Miami so there is a real opportunity here to bring some excitement. Now, we need Sears Town and more of these housing projects to start rising to ease the housing shortage here, especially more affordablle units.
